Scope: Re-imagine and stitch 5 separate buildings, one a historic Art-deco Movie Theater into a human scaled retail experience through limited exterior improvements.

Design a destination based village for short + long term inhabitants on an abandoned property in the western edges of downtown Fredericksburg.

A township concept.

Dwellings laid out for individual space. Either permanent or temporary.

Linked through a raised boardwalk above the creatures with gracious native landscaping and groves of trees to syncopate the rural landscape.

12 dwellings with structure to expand to more.

A legacy Texas property with dozens of Heritage Oaks, Pecan and Gum trees preserved surrounded by residential scaled commercial buildings.

Use: Retail, Restaurant, Office, Personal Services

Size: 68,000 GSF

Intent: Shape a retail village to foster community engagement, have a space for parents to relax around common outdoor spaces, a center to support habitual health, dental and body needs. A place where kids to grandparents can come and be supported, served and feel a sense of comfort.
